The Fundamentals
Description: 5 new, high quality, furnished Apartments in the Cornwall, purchased by the Owner and rented to the Tennant, under the conditions below:
Tenant: Anqa Pty Ltd, the owner of the Hotel, has existing commercial leases in place for these Apartments.
Lease Term: 3 years
Lease Options: The lease also has the flexibility that if the Owner wishes to withdraw their Apartment after a Lease Term, they can sell it, live in it or rent the Apartment independently.
If the Owner decides not to renew their lease with Anqa, they own the furniture in their Apartment(s).
Otherwise, the Tenant has a futher three (3), five (5) year options, each reviewed to market at the beginning of each option.
Rental Returns: 7% nett per annum, paid in equal monthly payments, guaranteed for 3 years.
Car Parks: Each Apartment has one undercover car park, which is included in the purchase price.
Outgoings the Tenant Pays
- Body Corporate Fees
- Council Rates
- Water Rates
- General Maintenance and Cleaning
- Repair and replacement of damaged items
- Insurance
- All operating expenses
- All charges for gas, electricity, telephone and water usage
The Owner Pays:
- If required, refurbishment works (including painting, re-carpeting, furniture, renovating and updating) at the end of every three (3) year period
Free Holidays: Owners of these Cornwall Apartments will have a 5 days free period of accommodation in the Hotel, each year they are leasing their Apartment to Anqa Pty Ltd.
